Prices include breakfast and are based on 2 people sharing. Discounts are sometimes available for single occupancy. Please check here for availability and current offers.

By the Brae is not VAT registered, so there is no VAT element included in (or to be added to) the rates shown.

American Express, VISA, MasterCard and Debit cards are accepted.

Important Booking Information

We require valid credit / debit card details to guarantee your reservation. We do not charge a deposit.

Cancellation policy from 1 January 2022.

We will not charge for cancellations provided we receive more than 28 days notice. For cancellations with shorter notice, we will not make a charge if we’re able to replace the reservation. If we’re unable to replace the reservation we will charge 50% of the room rate for cancellation within 28 days of arrival, or 100% of the room rate for cancellation within 14 days of arrival. 

Restrictions

We regret that we are unable to accommodate children younger than 10 years of age (including babies) or pets.

Please note that the entire house is non-smoking. If you wish to smoke please do so only in the garden well away from the house or in the car park.

Check In & Check Out Times

Our check in time is between 4pm and 7pm. If you will be arriving before 4 pm or after 7 pm it’s very important that you let us know well in advance so that we can make sure we are here to check you in and welcome you.  We regret that we’re unable to accommodate check-ins later than 10pm.

Check out time is 10.30 am.
